Turnkey homes
You sign once and we carry the whole build. That means the architect drawings, the sanction file at the corporation office, the frame, the masonry, the services, the finishes and the final clean. One contract, one estimate, one engineer who picks up the phone. Most families choose this because it removes the job of chasing eleven different contractors while holding down a full time job.

What the scope covers
- Architectural and structural drawings
- Building permission and sanction follow up
- Excavation, footing, RCC frame and slabs
- Brickwork, plaster and waterproofing
- Plumbing, electrical and drainage
- Flooring, painting, doors and windows
- Joint snag walkthrough and handover file
Structural work
- Best for
- Owners with their own architect, and developers on small plots
- Typical size
- Single plot to four unit row house blocks
- Typical duration
- 5 to 14 months
Some owners already have an architect, already have a vendor for tiles, and only want the grey structure done properly. We take that scope on its own. Steel is cut and tied on site under our supervisor, cubes go for testing at an independent lab, and you get the test reports in your handover file. We do not push you into taking the finishing package.

Renovation and additions
Renovation is harder than new build because someone usually lives in the house. We work in phases, sheet the rooms that are not being touched, and clear the debris every evening rather than every fortnight. Before we quote a vertical extension we check whether the existing columns and footing can actually carry it, and we tell you honestly when they cannot.

- Load check before any vertical addition
- Kitchen and bathroom strip out and rebuild
- Waterproofing of terraces and wet areas
- Rewiring and replumbing
- Daily debris clearing and dust sheeting
